What We Offer
We offer a range of services to meet the needs of every client. Have something else in mind? We'd be happy to work with you to create a custom quote.
-
Preliminary service used to determine if a project is legally, physically, and financially viable before you commit to a full design contract.
Key Components of Feasibility
Zoning & Code Review: Investigating setbacks, height limits, and land-use restrictions to see what the city or municipality actually allows on the site.
Site Analysis: Assessing physical constraints like topography, parking requirements, existing utilities, sun orientation and emergency vehicles’ access.
Massing Studies: Creating rough 3D shapes or ‘test fits’ to show how much building can actually fit on the property.

We Perform all necessary architectural services, from Feasibility Analysis, to Schematic Design to Construction Documentation and Construction Administration.
Architecture Design Phases:
Schematic Design is the initial stage where an architect translates a client's vision and requirements into preliminary sketches, site plans, and floor plans to establish the project's overall shape, scale, and spatial relationships.
Design Development is the second phase where the approved schematic concepts are refined into further detailed architectural documents, incorporating specific materials, structural systems, and coordinated technical layouts to ensure all components ‘fit’ accordingly.
Construction Documents are the comprehensive set of technical drawings and written specifications that serve as both a detailed "instruction manual" for the contractor and a legal instrument for obtaining building permits.
Bidding and Negotiation is the transitional phase where the architect helps you select a contractor by issuing the technical documents for pricing, analyzing the returned bids for accuracy, and finalizing the construction contract to ensure the project stays within budget.
Construction Administration (CA) is the final phase where the architect acts as the owner’s on-site representative, performing regular inspections to verify that the contractor’s work aligns with the design intent, quality standards, and technical specifications.

Design-Build is a streamlined project delivery method where a contractor engages an architect directly to serve as their design partner, integrating architectural expertise throughout the construction process from concept through completion.
Integrated Expertise & Efficiency — By bringing the architect into the construction team from day one, design-build eliminates communication delays between design and construction phases, allowing for faster problem-solving, value engineering, and more informed decision-making that keeps projects on schedule and budget.
Collaborative Problem-Solving — The architect works directly with the contractor's team to develop practical, constructible designs that leverage the contractor's field knowledge and real-time cost insights, resulting in smarter solutions that balance aesthetics with buildability.
Accountability & Quality Assurance — With the architect embedded in the construction delivery team, there's clear accountability for project outcomes, ensuring quality standards are maintained throughout construction and the final product aligns with both the original vision and contractual requirements.
Timeline — The Design-Build approach can save significant time with the design team and general contractor working closely, communicating in a team environment, eliminating the design-bid-build protocols.

An architect acting as an Owner's representative serves as the Client's dedicated advocate and expert advisor throughout the entire project lifecycle (or portions/ phases of the project, such as Construction Administration), protecting the owner's interests, vision, and investment while navigating the complexities of design, construction and project budget.
Expert Advocacy & Protection — With an architect representing your interests as an independent third party, you gain unbiased professional oversight of design quality, construction standards, and contractor performance, ensuring your investment is protected and all work meets contractual specifications and building codes.
Clear Vision Translation & Quality Control — Your architect representative translates your goals and priorities into actionable requirements, then monitors every phase of design and construction to ensure the final product aligns with your original vision, timeline, and budget without scope creep or costly surprises.
Strategic Cost & Schedule Management — By having an experienced architect managing change orders, reviewing submittals, and coordinating between design and construction teams, you avoid unnecessary expenses, prevent delays, and maintain control over project decisions with expert guidance that prioritizes your long-term interests over vendor or contractor preferences.
